I disagree with snoopd & dd – I don’t like this at all. We have areas of Magnolia that have been designated for high desnity, and why people feel this type of development needs to be plopped in the middle of SF5000 & SF7500 is a mystery to me. This development absolutley does not ‘fit in’ with the surrounding residences and will degrade the area, in my opinion.

You’re right, Magpie. Average lot size is about 3000 sq ft. Good luck finding street parking on Briarcliff Lane.

i am sure the people living in the brick tudors felt the same way , when the houses that were built in the 40′s and 50′s “didn’t fit in”. Don’t be so negative. embrace it. nothing you can do about it. its better then the rat infested school that was there.

Magnolia’s own little track house development!

Apparently the city approved 5 foot setbacks from the street, but the community ‘won’ a concession from the city for the houses on the corners. Those will have standard 20 foot setbacks. Woo-hoo. I’m sure hordes of people will be lining up to pay extra for those places. A few extra feet of space to ensure that the neighbor doesn’t accidentally drive through the living room window! I wonder who the developer had to pay off at the city planner office?

It looks like the developers usually make houses that vary between decent and attractive on the outside. Let’s hope the trend holds.

How can this builder not think of the neighbors that have fought having 39 houses built on only 4+ acres. What a thoughtless person. There are so many buildings being constructed in all the neighborhoods, and certainly aren’t being sold very quickly. When all this first started we were told there would be 24 homes. We all went along with that, but then when it turned to 39 we tried to put a stop to it. The department of housing an development should all be impeached for what they have let go on in the Seattle neighborhoods.
I hear that Bellevue is putting a restriction on how high a home can be and also how much of the lot would be taken up by the house. We neighbors fought this for quite a few years, and as you can see it didn’t do much good, just like the tunnel we in Seattle all voted down more than once. I have lived in my home for 58 years, but this project is taking all the joy out of our neighborhood. Fran DeBruler

Fran – the developer paid far more than the other groups were offering and the only way they could recuperate the cost was to spread it out over 39 homes, instead of the 24 homes that ‘normal lot sizes’ would produce. The only way they could pull this off was to claim a code variance that wasn’t designed for sites like this. The City couldn’t look past the extra tax revenue from the additional 15 homes and granted the variance.

Shanon – one of the many problems I see with this development is parking. Even though they may have a garage, there will not be the typical two spaces in front of each house for street parking. The lots are so small, if your neighbor has a party, or if a family gathering happens at one of these houses, there will be little parking available for other residents to use, therefore spilling outside their development. What a shame.

Tax Revenue had to be considered. Est $1M sales price/ house. Est Property taxes of $10K/hse. 39 hses x $10K = $390K in revenue. Instead of $240K.

Magnolia has an openness and spaciousness, this doesn’t appear to fit with that feeling. This looks like a compact high density housing tract. With relatively identical houses standing shoulder to shoulder. Did the community get a chance to truly voice their opinion on this?

The real tragedy though is that Briarcliff school was not saved and refurbished. There are more children in Magnolia than I have ever seen. The county / state is closing schools and laying off teachers when it should be doing the exact opposite. Rather than further residential development,a school re-opening would have been a welcome, vibrant & true benefit to our community.
